Retail: lease or buy?

Retail is predominantly a leased market — owners are typically investors, retailers lease. Buying makes sense for mixed-use investors or hospitality operators committing to one location for many years. Leasing offers flexibility to rotate formats.

What is the difference between A1, A2 and B locations?

A1 = top high streets (Kalverstraat Amsterdam, Hoogstraat Rotterdam) with highest footfall. A2 = direct feeders to A1. B = secondary shopping streets or district centres. C = solitary/run-shop locations. Each segment carries distinct rent levels and tenant profiles.

Do you have footfall data per property?

For most key shopping areas we have footfall counts (source: Locatus or municipal). Trends are noted on city and district pages. Detailed per-location reports are available on request.

What is the standard lease term?

In the Netherlands, 5+5 (five years fixed, five years option) is standard for retail. Hospitality often runs 10 years fixed. We negotiate rent-free periods, incentives and break clauses in line with market conditions.

Can I pre-reserve a property before opening?
