Warehouse: lease or buy?

Logistics real estate is capital-intensive — purchase appeals to investors or 3PL operators with long contracts, but leasing dominates below 5,000 m². Sale-and-leaseback is a common way to free up capital.

What is an "XXL" warehouse?

In the Netherlands we call halls of 30,000 m² and above "XXL" distribution centres. They cluster along the A15 Maasvlakte–Tiel corridor and in Brabant/Limburg (Venlo, Tilburg, Moerdijk). Under 10,000 m² are regional DCs; below that, general industrial space.

Which specs matter for logistics?

Critical specs: clear height (min. 10 m for modern storage), floor loading (min. 3,000 kg/m² for heavy racking), dock count (rule of thumb 1 per 1,000 m²), floor flatness (DIN 15185 or FEM 9.831), ESFR sprinklers, roof slope, trailer parking. We bundle these on every property detail page.

Can a build-to-suit property be developed?

Is sustainability an issue for industrial space?

Yes, but differently than for offices. BREEAM-Excellent or WELL ratings are standard on new builds, rooftop solar is becoming the default, and large shippers' ESG reporting drives lower embodied carbon throughout the supply chain. We note sustainability specs on every property where data is available.
