Office space: lease or buy — which fits me?

Leasing offers maximum flexibility (short notice, no property risk, lower upfront cost) and suits growing or changing organisations. Buying is compelling when you have predictable space needs for at least 7-10 years, want to benefit from capital appreciation, and can afford the capital outlay. Average office price per m² in the Netherlands?

Lease rates vary strongly by location: Amsterdam Zuidas prime sits at €400-500/m²/year, regional business districts at €150-200/m²/year, multi-tenant B-locations from €100/m²/year. Purchase prices range from around €1,500/m² in secondary locations to €10,000+/m² in the Randstad. Use the price filter on city pages for current ranges.

Which energy label does an office need?

Since 1 January 2023, office buildings over 100 m² must have energy label C or better; buildings without a valid label C can no longer be used as office. Tenants and investors increasingly demand label A or A++++ due to ESG reporting and energy costs.

How long does an office transaction take?

From viewing to keys-in-hand for leases is typically 4-8 weeks (incl. due diligence and contracting). Purchases take 8-16 weeks depending on financing and legal review. We run the timeline tightly through the RE-CONNECT portal so all parties stay in sync.
