Eindhoven's A-grade office rents have surged 58% since 2016, with acceleration particularly evident post-2020. Growth from 2016–2019 was moderate (€165 to €188), reflecting steady regional demand. The pandemic briefly disrupted markets, yet prime rents continued upward—reaching €205 by 2021—signalling resilience of top-tier locations despite hybrid work adoption. From 2022 onwards, the pace quickened sharply (€215 to €260 by 2026), driven by inflation, rising interest rates, and acute scarcity of premium-quality office space. Eindhoven's status as a tech and innovation hub sustained demand for A-locations, while secondary stock faced headwinds. Polarisation intensified: prime assets recovered and thrived, while lower-grade inventory struggled.
Renting office space in Eindhoven starts at around €265 per m² per year in the A-grade segment. Flexible workspace users typically pay €250–€400 per month per workstation. Eindhoven offers a stable market characterised by scarcity of high-quality office buildings, particularly in the city centre and on the High Tech Campus. Demand concentrates on smaller units up to 1,000 m², suitable for many growing businesses and scale-ups.
Eindhoven is positioned as Brainport—a global hub for technology, design and innovation. The region hosts multinationals such as ASML, VDL and DAF, alongside a thriving ecosystem of startups and scale-ups.
