At Keizersgracht 261, right next to the Nine Streets (De 9 Straatjes), EBC Amsterdam opened its eighth location: a 17th-century listed canal house where original details such as beamed ceilings and fireplaces meet a fresh, light interior. EBC has been one of the first business centres in the Netherlands since 1977 and brings that experience to a second location in the heart of the canal ring.
The fully furnished private offices measure 27 m² to 45 m², suit teams of two to six people and are completely move-in ready with ergonomic chairs, stylish desks, fast and secure internet on your own wifi connection and VoIP telephony. The rent is all-in: gas, water, electricity, municipal taxes and daily cleaning are included. The reception team welcomes your guests, takes in mail and parcels and helps out where needed. For presentations or client meetings you can book a stylish meeting room, and you can register your company with the Chamber of Commerce at this address.
The location is within walking distance of Amsterdam Central Station and car parks such as P1 Amsterdam Centraal and Q-Park Nieuwendijk, and is of course easy to reach by bike. View more office space for rent in Amsterdam on our website.

Office space rent – city Amsterdam
€/sqm per year
Amsterdam's prime office market shows two distinct growth phases. From 2016 to 2019, rents climb steadily from €165 to €185 during stable economic conditions. Covid-19 triggers stagnation in 2020–2021 (€185–€188) as hybrid working adoption dampens traditional office demand. The market then accelerates sharply from 2022 onwards, reaching €343 by 2026. This reversal is driven by three dynamics: (1) rising interest rates from 2023 redirect institutional capital toward real estate underweighting, (2) scarcity of grade-A stock in tier-1 cities constrains supply, and (3) user migration toward premium, well-located office space following the hybrid-work reset. The 108% cumulative growth is heavily skewed toward 2022–2026, reflecting structural undersupply rather than occupier demand.
