Deed of Transfer

A deed of transfer is the official notarial instrument by which the owner of real property (building, land, or portfolio) formally conveys legal ownership to a purchaser. Required by law in all property transactions across the Netherlands, Belgium, Luxembourg, and Germany, this document is drafted and executed by a qualified notary.

The deed records all material information: parties' identities, precise property description (address, cadastral reference), purchase price, payment terms, and registered encumbrances or restrictions (mortgages, easements, pre-emption rights). Upon signature by both parties and the notary, ownership is legally constituted and the document is registered in the public land registry, creating conclusive evidence of title transfer.
