Land subdivision
Land subdivision is the process of dividing one registered property plot into two or more legally and cadastrally distinct parcels. Each resulting unit receives its own cadastral number, deed, and often an independent address.
Common applications include:
- Value enhancement through portfolio fragmentation
- Mixed-use development combining residential, office, or industrial components
- Facilitating staged or modular development schemes
- Individual unit commercialisation and financing
Subdivision requires municipal and land registry approval and must comply with zoning regulations, building codes, and inheritance law requirements.
