Business use designation
A business use designation is a zoning category in local spatial plans that permits a parcel or building to be used for manufacturing, crafts, trade, logistics, or service activities. It differs from residential, retail, or public-facility zoning.
This designation defines which commercial operations are lawfully permitted on the site. Heavier industries typically require greater separation distances from residential areas. For real estate owners and investors, this classification is critical: a property zoned for business use cannot simply be converted to office or residential use without formal amendment to the zoning plan.
