Floor area represents the sum of all usable surfaces across every storey of a real estate property, measured from the interior face of the outer walls. This figure is essential for determining rentable or saleable space and directly influences valuation, rent levels, and investment returns.

In office and retail spaces, net floor area is typically applied, proportionally allocating common areas such as stairwells and hallways to tenants. Industrial properties may require gross floor area measurements, including complete wall thicknesses and structural columns. Standard measurement methods follow established norms such as NEN 2580 in the Netherlands.
