Outstanding loan balance

The outstanding loan balance represents the principal amount a borrower still owes to a lender at any point during the loan term. This amount decreases with each repayment made according to the agreed schedule.

In commercial real estate financing, the outstanding balance determines refinancing options and available equity in the property. Early repayment or property sale requires settlement of the full outstanding balance, plus any applicable prepayment penalties or interest.
