Price per square metre per annum
A valuation metric that divides the total annual rental income or purchase price by the net usable floor area in square metres. This benchmark allows investors, occupiers and agents to compare properties of different sizes on an equal footing.
For rental properties, annual gross rental income (typically including service charges where applicable) is divided by net lettable area. For sale transactions, the purchase price is similarly divided by floor area. The resulting figure reveals market pricing levels across regions, asset classes and specific locations, facilitating informed investment decisions.
