Shell building
A shell building consists of the core structure, external envelope and roof only. The interior space is vacant and unfinished, with no electrical wiring, plumbing, heating systems, floor or ceiling finishes, nor internal partition walls.
This format gives occupants complete flexibility to design and fit out the space according to their operational needs. Shell buildings are common in commercial real estate for office, industrial and retail developments where tenants require custom layouts and technical specifications. The developer delivers the structural container only.
