Valuation Report

A valuation report is a formal, written evaluation of a property conducted by an accredited, independent valuer who establishes its current market value. Banks, insurers, and investors typically rely on such reports to support lending decisions and investment assessments.

The report includes a thorough examination of the property: location, floor area, technical condition, maintenance status, comparison with similar recent sales in the region, and broader market conditions. The valuation must be objective and substantiated, using recognised methods such as comparative value, income approach, or replacement cost.

Professional valuers must be registered with an official register and comply with established valuation standards. The report has significant legal and financial weight: it often determines whether a mortgage is granted and at what loan-to-value ratio.
