Zoning plan
A zoning plan is a spatial planning document that designates how land and buildings can be used across a defined area. Each parcel receives one or more permitted uses, such as residential, office, industrial, retail, hospitality, or public green space.
Beyond use classification, the zoning plan sets building standards including maximum plot coverage, height limits, setback requirements, and parking obligations. This provides investors and developers with legal certainty and serves as the foundation for building permit applications.
Zoning plans are adopted and amended by municipal authorities. Amendments typically require environmental assessment and public consultation, often taking years to complete.
