Bank Guarantee
A bank guarantee is a financial instrument whereby a bank undertakes to pay a predetermined sum to a beneficiary if the principal (for example a tenant, contractor, or supplier) defaults on their obligations. In commercial real estate, guarantees serve as security for rental payments, construction performance, or vendor commitments.
The bank acts as a guarantor and provides the beneficiary with direct recourse without requiring proof of loss in some cases. Guarantees are typically conditional documents that specify trigger events, validity periods, and the exact amount at risk. They expire upon contract completion or a stated end date.
