Equity refers to the personal capital that an owner, investor, or entrepreneur commits to a commercial real estate project. It is distinct from borrowed funds such as mortgages or bank loans, and typically serves as the foundation upon which lenders are willing to provide additional financing.
The proportion of equity invested significantly influences project viability and financing terms. Lenders usually require a minimum equity contribution as a percentage of total project costs; higher equity stakes reduce lender risk and improve the likelihood of loan approval. A stronger equity position also provides greater negotiating leverage and autonomy in project management and decision-making.
