Euribor

Euribor—Euro Interbank Offered Rate—is the average cost at which major European banks lend to each other on an overnight to twelve-month basis. Published daily by the European Money Markets Institute, it serves as the reference rate for the vast majority of commercial property loans, refinancing arrangements, and working capital facilities across the eurozone.

For real estate investors and operators, Euribor movements directly impact borrowing costs. Most commercial mortgages are structured as Euribor plus a fixed margin; during periods of rising rates, debt service obligations increase substantially, affecting project returns and valuation models.
