A notary public is an officially appointed legal professional who drafts, certifies, and registers property transactions. In commercial real estate, the notary performs essential functions including:
- Title verification and examination of ownership records and mortgages
- Preparation of purchase deeds and transfer of ownership
- Collection and distribution of purchase price, loan payoff, and notarial fees
- Registration of the transaction with the land registry
